Exciting news! 🎉 Starting today, the new NAR guidelines from the recent settlement are in effect! These changes are all about transparency and fairness in real estate transactions. Now, buyers and sellers will have clearer insight into compensation costs, ensuring a more informed and smooth process for everyone involved.

Here’s what you need to know:

1. Buyer Agreement Before Property Showings

Before we show a buyer ANY properties (yes even virtual showings), we’ll need to have a buyer agreement in place. This agreement ensures that you understand our working relationship and the services we’ll provide. It outlines our commitment to representing your best interests throughout the home buying process and details how we will work together to find your perfect home. This agreement is all about clarity and setting expectations, helping you feel confident and supported.

2. Buyers Paying Their Own Agent’s Compensation

Another significant change is how agents are compensated. In the past, it was common for the seller to cover the compensation for both their agent and the buyer’s agent. Now, buyers will have more options to negotiate and pay their own agent’s compensation directly. This shift allows for greater flexibility in choosing compensation structures that work best for you and ensures that your agent is solely focused on your interests. Seller’s may absolutely still offer a buyer’s agent compensation, it will just need to be written into the purchase contract, which is different than before.
