Most agents have only one move when a house sits: drop the price. That’s not always the problem.

A seller asked me why their home wasn’t selling. Everyone assumed it was overpriced.

It wasn’t.

The issue was simpler and harder to fix: not enough buyers are shopping that area at that price point. You can drop the price and eventually someone bites. That works. But it leaves a lot of money on the table.

So here’s the actual play.

I recommended a price reduction, but not because the house is worth less. I recommended it as marketing leverage. A $14,000 reduction gets attention. New photos. A brand new presentation. A completely different marketing strategy built to reach the one buyer willing to pay what the house is actually worth.

Price gets you noticed. Marketing gets you sold.

When you’re in a unique situation, you don’t cut your way to a deal. You market your way to the right buyer.

That’s the difference between lowering a price and engineering a sale.

Here’s what changed: the first agency couldn’t land the deal. After inspection repairs came back, negotiations broke down and the contract fell off.

We relisted it. Negotiated with the same buyer’s agent within 48 hours. Same numbers on the table, same terms…but this time, we closed the gap.

The difference wasn’t magic. It was how we communicate, what we prioritize in repair negotiations, staying locked on our client’s goals, and understanding that sometimes a deal doesn’t fail because of the numbers. It fails because nobody’s actually listening to what both sides need.
