A buyer's home inspection report flagged the roof as unwalkable. Two days after closing, there was two thousand dollars of water damage in the living room, caused by a failed chimney flashing.

The inspector was not wrong about the roof being hard to walk. It's very common in Wisconsin that home inspectors during a real estate transaction don't walk the roof. The customer just did not know what to do with that information. A roof that cannot be fully inspected from a ladder is not a clean pass. It is a reason to get a roofer on it before you close.

During your contingency period, you still have options. A professional roof inspection gives you leverage. Either a price reduction, a repair credit, or the information to walk away. After closing all you have is a repair bill, and maybe a bigger one than necessary.

Most Wisconsin homeowners move every eight to twelve years. A metal roof's payoff takes thirty.

A recommendation without evidence is just an opinion.
If a contractor tells you your roof needs to be replaced, make them show you why. Point to the failed flashing. Show the granule loss. Walk you through the widespread issues that make repair the wrong call. A 15 year old roof with one leak is probably a repair situation, not a replacement.
The difference between a repair and a full replacement is evidence. The contractors who can show you the evidence are the ones worth hiring.

Pick the color you like best. The real efficiency conversation happens in your attic, not on your roofline.

You can't always see compromised plywood from the ground, roof, or attic. The only way to know what's underneath is to take everything off and look. "Lifetime warranty" is one of the most effective lies in home improvement.

"Lifetime" means the expected lifespan of the shingle, not yours and not your home's. For a quality shingle, that's usually 30 to 50 years.

But the bigger catch: many warranties only cover the material. If your roof fails from a manufacturer defect, they'll send you new shingles. You might still pay for the labor to install them. (note: our warranty does cover the labor)

There's also a depreciation clock. A defect caught in year three gets full coverage. The same defect in year fifteen gets a fraction of that. Every year, the payout shrinks.
