The headlines are everywhere.

And people are making real estate decisions based on them.

Here is what is actually happening.

DeSantis wants to eliminate homestead property taxes.
The House passed a proposal in February.
It died in the Senate.

But, a summer special session might revisit it.

If something passes both chambers with a 60% supermajority, Florida voters still have to approve it in November.
And if voters approve it, the earliest any changes take effect is the 2027 tax year.

You are still paying property taxes in 2026.

That is not changing.

What does matter right now is the market in front of you.
Buyers have real negotiating power.
Sellers are offering rate buydowns and closing cost contributions.

Homes in Tampa are sitting an average of 47 days, which means you have time to think and not just react.

And it is a good story, one for people who are actually ready to move.

Making decisions based on what the market is doing today and not what a ballot measure might do in 2027 is your best move.

What you may not realize is that number is an average across a market that is behaving very differently depending on where you are and what you are buying.

Condos in Tampa Bay have over 13 months of supply.
Single family homes are sitting at 4.3 months.

That is a buyer's market and a balanced market existing at the same time in the same city.

Coastal areas are performing differently from inland submarkets.
New construction is creating its own pricing dynamic entirely.

Hillsborough County values are actually down 3.9% over the last year while certain South Tampa neighborhoods are holding or appreciating.

The median is a headline.

Your street is the actual story.

A buyer making an offer based on the county median is working with the wrong number.

A seller pricing based on what their neighbor got two years ago in a different price bracket is setting themselves up for a long time on market.
