As of couple days ago this 2bd/1bth, 750sqft property located in San Jose, CA that sold for $530k is going to start infiltrating your social media feeds, and you'll start seeing other real estate professionals touching on it, but I haven't seen anyone really deep dive into the details of it, or it's significance.

It made history in California as the first ADU conversion into a condominium, and was sold as an individually owned piece of real estate allowed thru State Assembly Bill-1033! This property has all the benefits of a single family house with no HOA payment, separate utilities, and has it's own property taxes.

In California thru SB-9 that allows property lot subdivisions, AB-133 is a parallel concept that helps increase housing stock while allowing a homeowner to unlock untapped equity while creating for-sale affordable housing opportunities for 1st-time homebuyers! Overall, I like this history being made and hope to see more of it in other cities.
