Many buyers are still on the sidelines because they're hoping home prices will fall! But according to Fannie Mae's latest Home Price Expectations Survey, experts are forecasting home values to continue rising over the next several years, not crashing!
Here in Tippecanoe County, the market is becoming more balanced! We currently have about 343 homes for sale, homes are averaging 36 days to pending, and the percentage of homes selling under list price is on the rise! That's giving buyers more negotiating power while values remain stable!
The opportunity today isn't necessarily finding cheaper homes tomorrow! It's taking advantage of more inventory, less competition, and the chance to start building equity now!

If affordability has been the biggest thing standing between you and homeownership, there is finally some encouraging news!
Nationally, asking prices have started to come down, and buyers are gaining a little more breathing room! Here in Indiana, we're also seeing inventory improve, giving buyers more choices than they've had in recent years! Statewide, there were more than 21,000 homes available for sale this spring, while home values have continued to rise at a much healthier pace of about 3% year over year!
Closer to home in Tippecanoe County and the surrounding areas, we're seeing a more balanced market take shape! Houses are still selling, but buyers are finding more chances to negotiate, take their time, and explore different options without the pressure of bidding wars! But letβs not get it too twisted, our market remains capable of igniting a bidding war at any time, particularly for a quality home that is well-priced and located in a desirable area! This isn't a sign of a housing crash! It's a sign of a healthier market! Sellers are pricing homes more realistically, inventory is improving, and buyers are finally getting a little leverage back!
