Job Description: 1099 Housing Management Assistant

Position Overview:
We are seeking a dedicated and motivated individual to join our team as a 1099 Housing Management Assistant. In this role, you will provide essential support to our housing management team, ensuring the efficient and effective operation of our residential properties. As a 1099 contractor, you will have the flexibility to work independently while contributing to the smooth functioning of our housing operations.

Responsibilities:
1. Tenant Relations:
- Respond to tenant inquiries and concerns promptly and professionally.
- Assist in tenant onboarding, lease renewals, and move-out procedures.
- Maintain positive relationships with tenants to foster a supportive living environment.

2. Property Maintenance:
- Coordinate and schedule routine property inspections and maintenance tasks.
- Work closely with contractors and vendors to ensure repairs and maintenance are completed in a timely manner.
- Monitor property condition and address any issues promptly.

3. Administrative Support:
- Maintain accurate records of tenant communications, lease agreements, and maintenance activities.
- Assist with rent collection and financial record-keeping.
- Generate reports and data analysis related to property occupancy and financial performance.

4. Marketing and Occupancy:
- Assist in marketing vacant units, including creating listings and coordinating showings.
- Conduct tenant screenings and background checks in compliance with company policies.
- Help manage property occupancy by assisting with lease signings and move-ins.

5. Compliance and Legal:
- Stay updated on relevant housing laws and regulations to ensure compliance.
- Assist in preparing and distributing necessary legal documents and notices to tenants.

Qualifications:
- High school diploma or equivalent; additional education or relevant certifications are a plus.
- Previous experience in property management, real estate, or related field preferred.
- Strong organizational skills and attention to detail.
- Excellent communication and interpersonal abilities.
- Proficiency in using property management software and basic office tools.
- Self-motivated with the ability to work independently and manage tasks effectively.
- Familiarity with fair housing laws and regulations is desirable.
