Hello my friends,
I am going to share another small thing that most people don't know about their homes and their landscape that can and will result in interior water damage.
Good building and maintenance practice is to have the surface of your home's concrete foundation at least 6 to 8 inches above the landscape surface. The reason for this is to make it less likely for exterior ground and/or irrigation water to migrate into the home via capillary action.
I see this mainly with homes in communities that have lush landscape near the home and inevitably when the mulch man comes to replenish the mulch, or the vegetation just starts to take over; it begins to pile up against the home. This condition creates a favorable environment for a nice damp pile of material to hold ground and/or irrigation water next to the home that will eventually migrate into the home through cracks in the stucco or building material interfaces. What is the fix you ask? Simply keep (maintain) the vegetation and/or mulch at least 6 to 8 inches below the surface of the concrete foundation.
