Buyers in Irvine keep scrolling past 109 Fairgreen in Portola Springs. I think they're wrong, and I'll tell you exactly why.
Two years old. 3 bed / 2.5 bath plus a loft that actually changes how the home lives — office, playroom, flex space, your call. Fully upgraded, with finishes that read like a $2M+ home. No neighbor to the north, so you get sky instead of a side-yard wall.
Then there's the solar. Paid off. That's $200-300 a month staying in your pocket, every month, without lifting a finger. Lower cost of ownership, quieter lot, none of the "tolerating someone else's choices" you get with most resales.
Just reduced to $1,688,000. I've pulled the comps and I know what's moved in this market. For the age, the upgrades, the solar, and the lot position, the price doesn't match what's on offer.
So here's my honest take: it's the best value in Irvine right now. If you think something else at this price point beats it, send it to me. I want to see it.

It's official: In-N-Out is coming to The Canopy at the Great Park. The new spot at 7900 Great Park Blvd will be a 3,860-sq-ft location with a dual-lane drive-thru built to stack 33 cars — slated to open late 2026. The Irvine market doesn’t sell homes the way it did two years ago. 🏡
Back then you listed on Thursday, had offers by Sunday, and closed over asking with backup offers stacked up behind you. That market is gone — and pricing your home like it’s still here is the fastest way to sit on the market and lose leverage.
