Hey guys, been a while since I posted anything but here’s a good one. I went and did an inspection the other day and the house was built in 2009, but built in a county with no inspections during construction. Between the house, pool house and detached garage there was close to 30 electrical issues. Double taps in the panel, taped up electrical joints and open electrical junctions. Any of these is a fire hazard!! Make sure when you purchase your home that you get a “qualified” inspector that’s going to do more than a drive by inspection. I hope my posts here educate you relative to issues and maintenance tips.

Fall is in the air!! I have been doing some inspections and finding a lot of fungus growth on joists in crawl spaces and rotted wood at doorways and windows. Before it gets real nasty this fall, take the time to check out all your doorways and make sure your moisture barrier under the crawl space is intact. Make sure your vents are working properly and fix and caulk any bad places on your windows. This will save you a lot of future damage to framing members along with not allowing mold to start growing. A little maintenance goes a LONG way!! Also don't forget, as the leaves start falling they will fill up your gutters and this is a recipe for disaster. Too much debris and it will cause your gutters to fall, or allow water to pe*****te your soffits and fascia. I know everybody has a love/ hate relationship with squirrels. They are cute until they start chewing on your soffits and gain entry to your attic. Now is the time they are storing up nuts for the winter and you don't need un-invited guests, especially the kind that chews on your wiring!! Now that summer is in full swing your tree and vegetation growth is at its peak. Make sure to keep trees and shrubs trimmed back and don't allow trees to come in contact with your roof. This will save your roof and prevent damage and leaks!!
