What Do You See Here? đź‘€
At first glance, this looks pretty normal.
The system works.
Nothing appears damaged.
No obvious sparks or smoke.
But this is exactly how many expensive repairs begin — small electrical details that don’t look urgent.
Loose or improperly supported wiring.
Open connections.
Minor installation shortcuts.
Individually? Easy to overlook.
Over time? Potential safety concerns.
Most major home problems don’t start big.
They start subtle.
Drop your thoughts below — would this catch your attention during a walk-through?
Surprises don’t help deals.
Preparation does.

🧠5 Things Clients Get Wrong About Home Inspections
There’s no “pass” or “fail.”
Inspectors document issues. No grades.
We don’t quote repairs.
That’s a contractor’s job—not ours.
Not everything is inspected.
Only what’s visible and accessible.
We don’t enforce code.
We flag safety issues, not violations.
The report is for you, not the seller.
Our job is to protect your interests.

Our Builder’s 11-Month Warranty Inspection finds defects that would cost you later. From the roof to the slab, our job is to get it in writing before the warranty clock runs out.
Here’s what we check—and what you might be missing:
🏠Slide 1 — New build, curb appeal: but what’s behind the in brick?
🧱 Slide 2 — In the attic: disconnected duct, low insulation, air loss.
🪨 Slide 3 — Concrete flaking already? Early signs of failure.
⚡ Slide 4 — Electrical panel: looks tidy, but we check wiring and arc fault setup.
💧 Slide 5 — Moisture scan: 20%+ near toilet. That’s a hidden leak starting.
🔧 If we find it, they fix it.
❌ If you wait, you pay for it.

Buying a brand new home doesn’t mean everything is perfect.
A final inspection before closing on a new construction home happens after the builder says the home is complete, but before you sign the final paperwork and get the keys. This is your last opportunity to have an independent inspector evaluate the home while the builder is still responsible for repairs.
Even in new homes, we often find issues like moisture concerns, incomplete installations, insulation gaps, and systems that were never fully tested. These aren’t always visible during a walkthrough, but they can cause problems later if they’re missed.
New construction moves fast. Multiple trades, tight schedules, and rushed finishes mean details can slip through the cracks. A final inspection helps catch those items while they’re still the builder’s responsibility, not yours.
New homes still need inspections, sometimes more than older ones.
If you’re closing on a new construction home soon, a final inspection before closing can help make sure it’s truly ready.
