Curative title issues are problems found in the public records that must be fixed before a property can close or be insured.
Common curative issues include:

✔️ Missing or incorrect signatures
✔️ Unreleased liens or mortgages
✔️ Probate or divorce-related ownership issues
✔️ Errors in the legal description
These issues are resolved by recording corrective documents such as deeds, lien releases, or affidavits to ensure the title is clear and marketable.

FinCEN is rolling out new reporting requirements that will impact certain residential real estate transactions.
📅 Effective March 1, 2026
Certain non-financed residential purchases involving legal entities or trusts will require reporting to FinCEN to increase transparency and prevent fraud.
📌 Tip: Communicate with your Title Company to ensure no closing delays.
