Three things mixed-use developers should know:
Anchor tenant build-outs run on a different schedule. The anchor’s design and construction schedule rarely aligns with the rest of the project. Coordination starts at lease ex*****on, not at permit.
In-person experience is the new retail advantage. Thoughtful common areas, lighting, signage, and exterior finishes can help tenants stand out from online competition - while giving owners a stronger rent story.
Flexibility should be built in. Lease structures are becoming more flexible than they were in the past. The tenant who occupies a space in 2031 may not be the tenant who occupies it now. Build for adaptation.

Medical construction is not just a commercial asset with rooms.
Three things that makes the difference:
ICRA - Infection Control Risk Assessment: Every part of an active healthcare site has to be evaluated for risk to patient populations. The contractor’s protocols are reviewed by the hospital’s infection control team before work starts.
NFPA 99 - The healthcare facilities code: Medical gas systems, electrical reliability, emergency power - each has specifications that don’t apply to a standard commercial project, and are specialized systems that need careful supervision during construction.
Phasing for occupied facilities: Most medical work happens around an operating hospital. The construction plan has to maintain access, life safety, and patient flow while building.
