I just walked away from an 8% cap rate deal yesterday.

The property was gorgeous. The numbers looked perfect. But when I analyzed the TENANT (not just the building), everything changed.
Their debt ratios were a disaster waiting to happen.
In Absolute NNN investing, your tenant IS your investment. The building is just where they pay rent.

You cannot save your way to retirement, no matter how you slice it. π°π¨π― That money has to grow more than a savings account will allow. πΈππ You don't have to invest with me; I understand it's not everyone's cup of tea. π΅βπ Or even real estate (personally, I think real estate is the best option, or at the very least, should be part of your plan). π‘π’π But find a vehicle to grow your money. ππ¨π°
