I have 8 Units in this Small 10 Unit Multi-Family Building.

The average rents are $1500-1600 Per Unit.
On Average last month each unit made $3500-$4000 in revenue (Some made $4500).

My cost to furnish them was very cheap only $5000 for 2BD and $4000 for 1BD.
The average NET PROFIT per unit is around $1500-$2000 per unit.

You DONT need to be in fancy High-rise
Aclass Buildings in Downtown Core only areas.

I made the majority of my wealth in B class areas in the trenches.
These are the landlords that DONT care about :
1. Business Credit
2. References
3. Bank Statements
4. Previous Experience

New Units In Dallas Finished.
These 6 Units are really unique.
1. Being in the AT&T Discovery District the location is probably one of the best in Dallas.
2. The problem is these are all 1BD Apartment Lofts that are over 2000sqft. Because buildings base their rent on sqFt the rent on these 1BDs was $2200…..which is high.
3. Ontop of that there is a HUGE Oversupply and saturation in Downtown Dallas for 1BD Apts that sleep 2 People.

I had to get creative.
1. Design the units better than my competitors, on average I spent about $10,000 on each 1BD Loft including Furniture, Painting, Assembly, Pictures, Staging etc.
2. Use the extra space in the living room to sleep more people. They had enough room for 1-2 King Beds which means I can now sleep 2-4 more people in each unit which my competitors are not able to.
3. Parking….there is virtually no parking downtown that is cheap, I negotiated 6 parking spots nearby for a total of $700 a month.

With all of these factors combined I should be close to the 90th percentile of revenue on Airdna which is around $4500-$5000 A Month.

The more beds the more heads you sleep the more money you make.

I had to buy my own Fridge/Washer/Dryer and decided to spend more money on higher quality furniture.
This unit was an experiment for myself experimenting with other concepts outside of just Arbitraging Apartments.

It should make on Average $6500 a Month, giving me a NET Profit of $2500-$3000.

With March right around the corner, you basically have about 1 month left to get massive deals when negotiate leases with apartment buildings, In April and onwards through the summer it’s get harder because buildings aren’t desperate anymore.
