If you're buying or selling a home, you'll likely hear both of these terms—but they serve very different purposes:

✔️ Appraisal:
An appraisal is ordered by the lender to determine the market value of the home. It's based on recent sales, location, condition, and features of the property.
➡️ Goal: Make sure the home is worth the loan amount.

✔️ Inspection:
A home inspection is typically ordered by the buyer to evaluate the home’s condition—things like the roof, plumbing, electrical, HVAC, and foundation.
➡️ Goal: Uncover potential issues before closing.

Both are important, but they’re not interchangeable.
