Should I Buy a home now or Should I Wait?

It’s the most common question from our clients right now.

You do not need to put your home-buying plans on hold.

Here are some Quick Response with Examples:

On a $400k purchase with 10% down, you'll pay about $12,000 more in interest over the next 12 months than you would have if you purchased the home a year ago.

HOWEVER, that $400k home may have appreciated between $35k and $60k in 2021.

"Yeah, but will those appreciation rates continue?"

Probably not, BUT demand is STILL insatiable (it's just on pause while buyers come to terms with the current market), and inventory levels are STILL inadequate. Rental rates continue to increase at a rate of 10-20% year over year. Builder permits and new home starts are down 18% over the last 12 months - so inventories are not being replenished. We'll feel all this next year.

So yeah, we anticipate appreciation will continue.

Home prices are making a minor (but temporary) correction. Sellers are a little more willing to “deal” right now. But this window of opportunity will certainly be narrow.

So don't put your homebuying plans on hold. BUY THE HOME!

Concerned about SELLING your home during a soft housing market? Then don't sell. Retain it as investment property until the market improves. Rental market is still hot. Appreciation will more than likely continue. Something to think about. This requires some thoughtful planning, but it's possible.
