Some notes from a discussion with a $48 billion fund manager:

The barrier to entry for raising capital from family offices/institutional investors is generally $100 million, if they know you and like you. Below that, you’re on your own with friends and family. It will be the hardest part of your journey and will require great sacrifice. It helps to have a mission bigger than yourself.

You must be extremely well capitalized to succeed as a fund manager and developer. Developers fail simply because they didn’t raise enough capital!

General family office criteria: Minimum $25 million investment, no more than 10% ownership. Therefore, you must be at $250 million AUM at a minimum for them to invest with you.

Finally, golf isn’t the only way to connect with investors. Tactical training seminars work, too.
