Off-market vs. MLS: Which is the better deal? The answer depends entirely on your investment strategy. While many assume “off-market” automatically means a better price, both options come with their own set of pros and cons.
**Off-Market Deals:**
* **Pros:** Less competition, better negotiation leverage, creative terms, and direct conversations with sellers.
* **Cons:** Less transparency and a requirement for deeper due diligence; there is more risk if you miss a detail.
**MLS Deals:**
* **Pros:** Cleaner comparable sales (comps), straightforward pricing, easier financing, simplicity, and better visibility.
* **Cons:** Often involves much higher competition.
At the end of the day, neither is automatically superior. Successful investors buy based on the numbers, not the source of the deal. Whether it’s through the MLS or a personal relationship, a good deal is a good deal.
