How do you quickly evaluate an investment opportunity?

My top three financial indicators I look at to review a real estate investment opportunity are:
➡ IRR
➡ EM
➡ CoC

With just those three, I get to quickly see how much
✅ cash flow I am forecasted to receive (CoC)
✅ how much total return I could receive in relation to my initial investment (EM)
✅ and my compound interest rate that takes into conservation the time element (IRR)

Yes, there is a whole lot more to underwriting investments and doing due diligence...

But these three indicators help me make a 5 second judgment call whether I want to learn more about the offering.

If you are looking to up your passive income, I suggest looking into Short-Term-Rentals (STR) i.e. Airbnb / VRBO / etc.

Here's a quick inside look to how much more revenue STR's generate than long-term residential rentals:

In 4th Quarter 2022:
➡ we averaged around $11,135 in rental income per property per month.

We purchased the properties on average for about $575k per property.

1% Rule. Our results are absolutely crushing the 1% rule for residential properties (a good rental generates more than 1% revenue per month divided by the purchase property). We are in the 1.9% range.

Just think... do you know of any house (in the price range of $575k) that can generate more than $11k revenue per month for just a standard long-term lease?

In most markets, we are seeing around 0.5% to 0.8%, which would only be $2,875/mo to $4,600/mo.

This is why the Airbnb / VRBO market is very attractive for investors.
