Long before modern highways crossed Virginia’s countryside and before the estate became known through Architectural Digest, Rose Hill stood as a symbol of prosperity, innovation, and enduring stewardship.
Constructed in 1799 for John Hipkins, the estate entered its most significant period of growth when John Hipkins Bernard inherited the property and renamed it Gay Mont in honor of his wife, Jane Gay Robertson, a direct descendant of Pocahontas and John Rolfe. During Bernard’s stewardship, the estate expanded with a library wing, office wing, octagonal music room, roof walk, colonnade, and piazza inspired by Jeffersonian design.
For generations, the estate remained in the hands of the Bernard and Robb families. Then, in 1959, tragedy struck when a devastating fire destroyed the historic residence, leaving only its foundations, chimneys, and portico columns.
What could have been the end of Rose Hill’s story became one of Virginia’s most remarkable preservation efforts.
Following decades of stewardship, an extensive restoration returned the estate to its greatest period of architectural significance. Guided by original records, family diaries, historic documents, and hundreds of photographs, craftsmen and preservationists faithfully recreated the estate while integrating modern comforts.
Today, Rose Hill once again bears its original name and encompasses 352 acres, award-winning landscapes, a historic dovecote built from plans attributed to Thomas Jefferson and located at Monticello, a Pennsylvania bank barn, guest cottage, stocked pond, folly, riding trails, tennis court, croquet lawn, and sweeping views of the Virginia countryside.
Recognized with a Virginia ASLA Merit Award and featured in Architectural Digest, Rose Hill is more than an estate—it is a living piece of American history. 23348 Tidewater Trail Rappahannock Academy, VA 22538 MLS VACV2008326
