Rockefeller Group and Matan Companies announced today that construction has begun on Building 3 at Port 460 in Suffolk, Va. The 1,048,711-square-foot class A distribution center will be the largest building at the 5.1-million-square foot industrial park and will be completed in Q1 2027. Buildings 1 and 2, 339,150 square feet and 246,490 square feet, are completed and ready for lease or sale.
“With dirt moving and the pad being poured on the largest building planned for Port 460, Matan and Rockefeller Group are hitting an important milestone on the project,” said JP Matan, Director of Leasing, Matan Companies. “We have already been approached by some of the top users in the market who are looking for more than 1 million square feet. With this construction start, a tenant can expect to take occupancy next Spring.”
Rockefeller Group and Matan broke ground on Port 460 in September 2024.
Earlier this year, A. Duie Pyle (Pyle), a premier, 101-year-old family-owned provider of integrated transportation and distribution solutions, purchased a 43-acre development site at Port 460 Logistics Center and have started construction on a 420,000-square-foot industrial building that will include both a distribution center and an LTL Service Center.
In a joint venture partnership with Mitsubishi Estate New York, Chuo Nittochi and Taisei USA LLC, the master-planned logistics park will deliver 2.4 million square feet of industrial space across five buildings in phase one. A second phase totaling 2.7 million square feet will follow after the completion of phase one.

The Frederick Arts Council (FAC) is hosting a kick-off cocktail party for the Festival of The Arts to celebrate the Frederick Arts Council’s 50th anniversary at 7th Sister Restaurant on June 12th, 2026 at 5p.
Guests will enjoy a curated selection of savory hors d'oeuvres and delightful drinks, fostering creative conversation within the elegant atmosphere of 7th Sister Restaurant and Garden on June 12th at 5pm. The evening will be complemented by live music performed by acclaimed local acoustic artist Terance Auleta.
This Cocktail Hour is an opportunity for the artists and arts supporters to mingle in a creative and collaborative environment as the community prepares for the Festival of the Arts weekend.
Silent auction items by the local artist community are available and will be on display at 7th Sister leading up to the event. An online auction will be available once items are on display late May 2026 via GiveButter.com. Proceeds benefit the artist and the Frederick Arts Council programming.
