Hurricane Party Thoughts & Predictions:
While ADG and Bayside have spent the past week prepping for not one, but two storms, we are ready to help when needed as we did after Ian. Here are some thoughts I'm having.
- The landlord of Santini Plaza is going to be a rockstar for that center. I want to say much more about him but in an effort to keep this post limited, I want Yariv to know that I will do all I can to support him. He truly understands that he only creates value when his tenants are successful and he is true to that 100%.
- Grade level homes on FMB are going to have a value of literally zero. These homes will have to be raised or knocked down. I thought Helene was the nail in the coffin, but for those that it wasn't, Milton will be for sure.
- I fear that this storm season will put a massive damper on the FMB real estate market this season. I know at least a half dozen friends who are considering selling and moving inland, however most of these people own non-conforming homes. Let's hope I'm wrong on the market this season. I also believe the market is still 20% overvalued on and immediately off the beach.
- FMB will survive and thrive, however everything has to be floodproof. Properties in commercial nodes need new owners that know how to be progressive and/or realistic with their property values.
- If you don't know who Tim Ryan is by now, he is the owner and my fellow board member with FMBStrong. He is a very underappreciated entrpreneur in our area and deserves recognition for his community services. Tim, Bruiser Jungwirth, Heidi Jungwirth, and their team is ready to jump into action with relief items if Milton wreaks havoc.

If your beach house is on slab, or you remodel a legal lower level unit don't use vinyl. Use tile or just stained concrete. No need to make yourself more vulnerable then you already are. We are ripping out 2 floors today from Trop Storm Debby. Just because vinyl can be waterproof, it's not waterproof to storm surge with sewage bacteria in it.
Removeable PVC drywall panels and baseboard for at least the first 4' is also recommended. It will cost you an extra $5,000 or so but it will cost you just as much to replace wet gypsum when water gets in again, and again.

We teach construction to whoever wants to learn, especially the youths in our community. Ayden and Ethan are 17 year old high school athletes with a very busy training schedule and social life, but they always want to learn and make money. These boys will grow into productive, hard working men.
