I recently noticed and investigated some other companies buying houses. I've been hearing radio and tv commercials. One trend I noticed after reading reviews of these other companies is that they have an inspection contingency in which they add an addendum to the contract in order to adjust for a "repair budget". In my opinion this practice lacks transparency and feels like a "bait and switch". We never do this. I can typically provide a range over the phone, but I do not make official offers until I see the property. This way, I can accurately assess what I can do and will provide 1 offer, which in 99% of circumstances is final and will not change. I believe in up front pricing and transparency from beginning to end.

We took a long hiatus, but now we are back in action. I thought I would touch upon foreclosure in this post. This can be a tough situation for anyone. I've found that many times good people end up in bad situations. Perhaps it's due to health issues, job loss, or caring for a sick parent. Sometimes life deals you a rough hand and we try to help people especially in this situation in anyway we can in addition to showing compassion and understanding. Many people don't know they have the option to stop foreclosure. You CAN stop a foreclosure. This will allow you salvage your credit and in many cases take some of the equity in your home which can help with moving costs. Even though a tough situation, don't allow it to become worse with a foreclosure on your credit.

When people call us, one of the most common questions is "How does it all work? What's the process?" It's fairly easy and straightforward. If you call us and are interested in selling your house, we will collect some initial information, like property attributes (size, beds/baths, square footage, etc), location, condition, if you live there, how much you are asking. Many times with the info provided, we can determine a range that the offer will be within. If it sounds reasonable, we will set up a time to view the property. After that, we will call you within 48 hours to discuss the formal offer. If agreed, we will fill out an offer to purchase contract and work with the closing attorney to set up the closing. Very little is required from the seller at that point. We take care of the details and coordinating the paperwork. All you have to do is show up to the closing table and sign the paperwork. We realize that most people will only sell a house a few times in a lifetime so we try to make the process easy and understandable for the seller.
