📈 Educational Post #29 — Most Agents Search Their Name. Consumers Search the Market.
Here's something I've noticed over the years.
Most real estate agents know exactly where their website appears when they search their own name.
But that's not how most homebuyers and sellers begin their search.
They search for things like:
🏡 Homes for Sale in McLean VA
🏡 Living in Reston VA
🏡 Vienna VA Real Estate
🏡 Best Neighborhoods in Fairfax County
In other words, they're looking for information about communities, schools, homes, and the local market.
Years ago, a client asked why her website wasn't ranking for a particular phrase. When I checked Google's keyword data, the phrase had very little search activity.
That led to an important lesson:
It's very easy to rank #1 for a search nobody is doing.
The websites that attract attention are often the ones providing useful information before a buyer or seller is ready to make contact.
❓ If you were moving to a new area, what would you search for first?

🌐 Would you hire you based only on your website?
It's an interesting question.
Long before someone calls, sends an email, or walks through your door, they often visit your website first.
And in just a few moments, they're quietly asking themselves:
✔ Does this business seem trustworthy?
✔ Do they understand my needs?
✔ Do they appear professional?
✔ Is this someone I feel comfortable contacting?
A website can introduce you.
But people still choose to work with businesses they know, like, and trust.
That's why effective websites are about more than attractive graphics or the latest technology.
They're about creating confidence.
Here's a simple exercise:
Open your website as if you've never seen it before.
If your business name and logo were removed, would visitors still understand what makes you different—and why they should choose you?
Sometimes, a few small improvements can make a big difference.

These days, people aren’t just searching Google for homes and neighborhoods anymore.
They’re also asking AI tools questions like:
• “What’s it like to live there?”
• “What are the best neighborhoods nearby?”
• “Where are good communities for commuting?”
That means websites with helpful local information, community insights, and clear organization are becoming more important than ever.
In many ways, the websites that are easiest for people to understand…
are also becoming the easiest for AI to understand.
That’s one reason I’ve always believed local information and Area Guides matter so much—they help people make more informed decisions.
