RATES HIT ONE-MONTH LOWS 😎📉

Mortgage rates just dropped to 6.56%, matching the lowest levels we've seen in exactly one month. 👀

So did the Iran peace deal save the day?

Well... yes and no. 😅

The bond market is like that one guy who already knows the surprise ending to the movie. By the time the peace deal was officially confirmed, traders had already spent days pricing it into the market.

That's why rates didn't fall off a cliff today. Most of the improvement happened BEFORE the official announcement. 🏦📉

Still, this is good news:

✅ Oil prices have cooled
✅ Inflation fears have eased a bit
✅ Bond markets have improved
✅ Mortgage rates are at their best levels in a month

Meanwhile, the stock market is loving the calmer environment. 📈 Investors are betting that lower geopolitical risk means fewer economic surprises and a better path forward for growth.

Now before everybody starts high-fiving strangers at open houses... here's the reality check: 😂

While rates are at one-month lows, they're STILL near the high end of the last 10 months.

Translation:

Bottom line:

RATES JUST GOT A SURPRISE PEP TALK 😎📉

Mortgage rates dropped sharply this afternoon and are now sitting at their best levels in about a week. 👀

The day actually started pretty rough.

📈 Inflation data came in a little hotter than expected
🌎 War headlines weren't helping
🏦 Bonds were under pressure

Then... plot twist. 🍿😂

Around 1:30 PM, reports hit that President Trump had canceled planned air strikes and that both sides had reportedly approved the final details of a permanent ceasefire agreement.

The market reacted FAST:

📉 Oil prices dropped
📈 Stocks rallied
🏦 Bonds improved
🏡 Mortgage rates moved lower

In fact, the move was so significant that many lenders issued improved rate sheets during the middle of the day, which doesn't happen very often.

Meanwhile, the stock market was loving life. Investors saw lower geopolitical risk and immediately started buying stocks like Costco was handing out free samples. 😅📈

What happens next?

👀 Watch the ceasefire headlines closely.
👀 Watch oil prices.
👀 Watch inflation data.

If the ceasefire holds and inflation stays under control, mortgage rates may have room to improve further. If either of those stories falls apart, the bond market could quickly return to its regularly scheduled emotional breakdown. 😂

Bottom line:

Today was a reminder that mortgage rates can change FAST when markets get unexpected good news.

The bond market woke up grumpy and went to bed smiling. 😎
