If required, title work can be done on an urgent basis too, have searches returned within 12 to 24 hours for all types of transactions from the date the order is received. We offer full real estate closing services, foreclosure search and filing services, preparation of title reports, etc. If you elect Opportune Title Agency, LLC as your closing/Settlement Agent, we will perform the following services:

• Coordinate the closing with the mortgage lender/buyer/seller as applicable, order payoff, comply with Lender Closing instructions;

• Prepare all necessary documents, including but not limited to: HUD-1/Closing Disclosure and affidavits of title;

• Disburse all proceeds to the appropriate parties to ensure that all existing liens and mortgages are property removed;

• Ensure that the closing was performed in accordance with the mortgage and title company’s requirements;

• Record all of the new documents with the property governmental agencies;

• Conduct all closing follow-ups through the issuance of the Title Insurance Policy (ies)
