John Sligh, a Realtor with Edina Realty in Minnesota discusses a strategy that sellers can use to get top dollar for their home when they go to sell the property. The concept is to get a professional stager to look at the house, make recommendations for renovations to enhance the value, and then provide the seller with the cost to complete the project. The seller and their real estate agent then look at what the selling price will be "as is" compared to the estimated selling price after the renovation to see if it makes financial sense.

If you could invest $15,000 in renovations, for example, and get price $30,000 higher or more than the "as is" price it may be worth considering.

The beauty of the Concierge program is that the seller pays for the cost of renovations out of their proceeds at closing.
