Down payments are 3.5% of the sales price of the home now; not 20% (unless you want a conventional loan).

So if a home is $200,000 you need $7,000 saved up plus perhaps $825-1000 (for you appraisal and inspection fees)

if you plan to use down payment assistance they may require that you pay $1000-1500 of that $7000 out of pocket yourself (to show your own investment in the home)
