Property Details: Provides current ownership, assessment, legal and physical characteristics, combined with deed/transfer history.
Comparables: Generates a detailed sales comparables report for a subject property and includes property characteristics, sales price and date, improvements, APN, and more; and a map showing which properties were standard or distressed sales, as well as active listings from the MLS.
Transaction History: Reflects all subject property transfers, such as sales, quitclaim deeds and any mortgage associated with a sale or refinance. Information is presented in reverse chronological order beginning with the most recent transfer at the top. Also included are document numbers linked to county-recorded deeds or images for quick access to view or print.
Flood: Identifies if a property is located in a flood zone. If the property is located in a flood zone, the report’s information will help determine flood risk and the cost of the insurance premium.
Foreclosure: Identifies if a property is in active foreclosure. Includes property and owner information, and legal description. Also lists transaction types, transaction history and notice of default (NOD).
Also includes Foreclosure Activity: Identifies properties with active or previous foreclosure activity that are near the subject property. Voluntary Liens: Provides information to any business entity extending a significant loan to a homeowner to help the business better understand the priority of lien positions. Helps identify open voluntary liens.
Involuntary Lien and Encumbrance: Identifies involuntary liens on a property as well as any encumbrances that would prohibit a sale. Includes filing dates, status, document/case numbers, trustee contact names and much more.
Demographics: Offers demographics (population, families, age) of a neighborhood for trending, analysis, research and/or marketing purposes.
Public and Private Schools: Provides information about the local public and private schools in an area, which can be a selling point for homebuyers looking to purchase a home near schools. Includes school names, grades, distance from property and student-teacher ratio.
Aerial Map: Provides aerial images of the subject property, with the ability to navigate between road or satellite view.
Includes all subject data including location, legal description, owner information, property characteristics and taxes with all transactions related to the property and recent nearby property sales.
