Best Decision I've made
A buyer asked me this week if they were about to owe their agent an extra fifteen hundred dollars out of pocket. Their agreement said 2.8%, the seller was offering 2.5%, and nobody had explained who covers the gap.
Here's how I handle it. The seller agrees to pay me 2.8%. If it comes back at 2.5%, I don't turn around and bill my own client for the difference. As long as it's 2% or better, I take it and we keep moving. It doesn't change how I do the job.
But I'll be honest with you, not every agent works like that. Some will ask you to cover the difference. So before you sign a buyer's agency agreement with anyone, ask them straight: if the seller offers less than our number, am I paying the rest? You want to hear that answer before you're under contract, not after.
