Marked increase in the number of homes for sale in July this year as compared to last year (+1,314) indicating a more buyer friendly market. And seems to be a slight drop in median price over the last two months. Maybe further indication more buyer friendly market also.

Understanding the Option Period for a buyer with a Back-Up Contract!
If the effective date of you back up contract with a 10 day option is December 1, and you become the primary contract on December 15, then you have the unrestricted right to terminate from December 1 until December 25.
