Buying a home isn’t about chasing perfection or waiting until everything is “just right”

It’s about finding a space that fits the season you’re in

I see so many people thinking they need to wait for the perfect time, the perfect market, or the perfect home, and they end up putting their life on pause

Meanwhile, the buyers who move forward thoughtfully are the ones building memories now

Using an agent’s mind to buy a home is the best play you can do 🤯

If I were buying today- here’s what I’d look into when offering

👉If the sellers motivated- I’d ask for covered closing costs (these are about 2-5% of the home price)

👉Or I’d ask for a home warranty- things break. This will cover things like HVAC and plumbing

👉Personal property- if you see the fridge is newer you can always ask them to throw it in with the home sale (never assume the sellers are leaving appliances!)

👉Negotiating closing timeline- think about when you’d want to close and not when the seller wants to close

👉Repairs- if you see something is broken but you’d rather fix it your way, ask for credit. That way you’re free to be in charge with how it’s done after closing

President Trump is proposing a 50-year mortgage plan to make homeownership more affordable and attainable

So you can spread out your home loan over 50 years, and have lower monthly payments, sounds great doesn’t it?

Lets talk about the “catch”

You’re going to deal with massive interest costs over time

Extending to 50 years could add around $389,000 in interest on a typical home

Debt stretches for a long period of time- and can continue into your retirement

One of the most powerful benefits of a home is equity buildup

Keep in mind, with a 50-year mortgage you build equity slower and it undermines the long-term “wealth creation” narrative of homeownership

So, while this could be a way for more Americans to enter the housing market and own a home, I think people need to proceed with caution and understand the financial risks
