For Today: Rate Cuts are Extremely likely! Today's FOMC meeting is very, very likely to bring rate cuts (25 basis points or 50 basis points) which will drop rates across the board. A short term economic stimulus is another way of looking at this. Expect to see housing start flying off the shelves at a quicker rate than we've seen so far this year. DALLAS County Updates: Price increases this last week are down by 13% whereas price decreases have increased by a whopping 38% while cancelled listings have skyrocketed by 68%. What does this mean? It's a good time to buy for buyers as there is little competition in the market at the moment AND sellers are becoming more and more inspired to "get the deal done" as they're starting to have to compete with each other. So, the Case-Shiller Home Price Index has home prices rising .3% from April to May (taking into account the seasonal adjustment). This breaks the all-time high form the prevoius month which essentially sets a new record for nationwide home prices and, as you might imagine, TX is at the forefront of the appreciation Experts across the board agree that we can expect more of this. It's a great time to buy or sell.

The National Association of Home Builders (NAHB) has placed the confidence level among home builders below the breakeven threshold of 50 as their Housing Market Index continues to drop meaning that short-term expectations aren't the greatest. Looking for mortgage rates to begin to lower as the year progresses, indicating an increase in builders' expectations for 6 month sales, seems to be the general consensus among home builders.
