One of the first conversations I have with buyers has nothing to do with mortgage rates or open houses.
It’s about separating their home “needs” from their “wants.”
Because when everything on the wish list is labeled a must-have, the search gets frustrating very quickly.
The homes that work best long-term are usually the ones that check the boxes that truly matter: location, layout, commute, or the number of bedrooms you actually need.
The cosmetic stuff? That’s the part that can change over time.
Paint colors get updated. Kitchens get renovated. Backyards evolve.
But things like the neighborhood, the lot, and the way a house flows are much harder to change later.
If you’re starting a home search soon, this is one of the most helpful exercises you can do before the first showing.

Design rules are helpful, until they’re treated like absolutes.
Most spaces don’t feel “off” because someone broke a rule. They feel off because the room wasn’t designed for how it’s actually used.
In 2026, good design is less about following formulas and more about understanding proportion, balance, and function, then making choices that support the way you live.
That’s what makes a home feel intentional instead of staged.

One week from today, I’ll be teaching my FIRST class to agents, and I feel both excited and deeply grateful.
This class is centered on something I care a lot about: raising the standard of service we provide when a client trusts us to sell their home. A listing is not just a transaction. It is a responsibility, and I believe it deserves intention, structure, and thoughtful care from start to finish.
I did not build this approach alone. I learned from exceptional mentors who showed me what elevated service looks like long before I ever taught it. Being able to share what I have learned feels like a full circle moment, and I take that responsibility seriously.
For the agents attending, my hope is simple. You walk away with systems you can actually use, clarity you can apply right away, and a stronger sense of confidence in the value you bring to your clients.
Grateful for the opportunity. Ready to pay it forward.

The days before Christmas are loud, messy, and somehow beautiful all at once.
