If Zillow could tell you everything you needed to know about a house, Realtors wouldn't still exist.

Think about it.

Zillow has been around for nearly 20 years. Buyers can search homes, view photos, check estimates, and even tour properties online.

Yet people still hire experienced agents every single day.

Why?

Because buying a home isn't about finding listings anymore.

It's about understanding things Zillow can't tell you:

- The true condition of a property
- The realities of the neighborhood
- Whether the home is actually priced correctly
- What the seller might be willing to negotiate
- Whether the purchase aligns with your long-term goals

Zillow doesn't know your situation, your plans, or how to help you build wealth through real estate.

Assumable VA Loans: Don't Believe the Hype.

Those low-rate assumable loans sound incredible on paper, but there's one number most buyers overlook:

The Gap.

When you assume a loan, you're taking over the seller's remaining loan balance, not buying the home for that amount.

So if the home is worth $900,000 today and the seller only owes $500,000, you'll need a plan to cover the other $400,000.

That could mean:
- Bringing a large amount of cash to closing
- Liquidating investments
- Taking out a second loan at today's interest rates

The real question isn't "What's the interest rate?"

It's:
"Does the math actually work?"

Sometimes an assumable loan is a fantastic opportunity.
Sometimes a brand-new loan ends up being the better financial move.

Before you fall in love with the rate, make sure you understand the numbers behind it.

Most homebuyers don’t know what prepaid mortgage interest is until it shows up on their closing disclosure.

The simple version:

Mortgage interest is paid in arrears, meaning your payment covers last month’s interest.

So when you buy a home, your lender collects the interest from your closing date through the end of that month upfront at closing.

That’s prepaid interest.

Depending on your loan amount, rate, and closing date, this can swing your cash-to-close by thousands of dollars.

The strategy?

Closing earlier in the month usually means more prepaid interest, but a later first payment.

Closing later in the month usually means less prepaid interest, but a sooner first payment.

Neither is automatically better. It depends on what you’re trying to accomplish.

Why is real estate one of the most powerful wealth-building tools available?

One word: Leverage.

Leverage allows you to control a large asset with a relatively small amount of your own money.

Here's a simple example:

🏠 Two buyers purchase the same $1,000,000 property.

• Buyer #1 pays cash: $1,000,000 invested
• Buyer #2 puts 10% down: $100,000 invested

Now let's say the property appreciates 10% in the first year.

📈 The property gains $100,000 in value.

Buyer #1 earned a 10% return on their $1,000,000 investment.

Buyer #2 earned a 100% return on their $100,000 investment.

Same property. Same appreciation. Very different return on invested capital.

Of course, this is a simplified example and doesn't account for financing costs, taxes, maintenance, or market risk. But it highlights a key advantage of real estate:

✅ You can control a large appreciating asset without paying the full purchase price upfront.

That's one of the reasons real estate has helped so many people build long-term wealth.

Military families hear these terms ALL the time… but a lot of people don’t actually know the difference between TERM life insurance and WHOLE life insurance.

So here’s the simple breakdown 👇

🛡️ Term Life Insurance
• Coverage for a set period of time
• Usually 10, 20, or 30 years
• If something happens during that term, your family receives a payout
• Typically MUCH cheaper for the amount of coverage you get

🏦 Whole Life Insurance
• Permanent coverage that lasts your entire life
• Includes a cash value/investment component
• Usually significantly more expensive
• May make sense for certain high-income or estate-planning situations

Most service members already have some term coverage through SGLI.

But the real question is:
❓ Is it actually enough for your family?

Both have their benefits and drawbacks, but ultimately there is no one size fits all approach.
I’m not an insurance advisor, but I do think military families should understand this stuff instead of just hearing the buzzwords thrown around.
