Here’s the thing about “the right time” to buy — it’s not a feeling. It’s not a headline. It’s not something that arrives and taps you on the shoulder.

If you’re being honest, the perfect time was probably last year. Or the year before that. There’s always going to be a reason to wait: rates, the market, the holidays, “just a few more months of saving.” That reason doesn’t expire — which means if you’re waiting for it to disappear, you’ll be waiting forever.

The buyers I watched make moves this year weren’t the ones who got a sign. They were the ones who got clear — clear on their numbers, their timeline, their actual options — and stopped treating “someday” like a plan.

The gap between thinking about it and doing it is usually smaller than people think. It just takes a real plan instead of a vague hope. (Yes, I’m looking at you, “I’ll start after the holidays” people.)

The worst real estate advice in Columbus sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I’d rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way. (Because yes, “my cousin’s friend said…” is my favorite source. 😅)

Want to grow your rental portfolio faster? 🏘️
A multi-family property can be a great way to do it.

One of the biggest advantages is the numbers often make more sense. Multiple units = multiple income streams 💰
And if one unit becomes vacant, the other unit(s) can help offset the loss while you fill it.

But it’s not all passive income and easy cash flow 👀
More units can also mean:
• More maintenance
• More tenant communication
• More coordination and problem-solving

That’s why it’s important to understand both the opportunity AND the responsibility before jumping in.

For the right investor though, multi-family can be a powerful way to scale faster and build long-term wealth 🔑

My client thought his home was already sold off market. He had plans in motion, had already left his job, and was preparing for his next chapter in West Virginia. Then, right before closing… the buyer changed their mind.

Suddenly what felt certain became stressful overnight.Most people see a “For Sale” sign and a contract. What they don’t see are the emotions, timing, pressure, problem solving, and strategy happening behind the scenes.

Rent keeps climbing 📈
Your mortgage? Mostly predictable. 🏡

One of the biggest differences between renting and owning is stability.
When you rent, your monthly payment can increase every year. When you own with a fixed-rate mortgage, the principal + interest portion stays relatively consistent while you build equity instead of helping pay off someone else’s property.

That doesn’t mean owning is right for everyone right now — but if you’re tired of surprise rent increases, it might be worth exploring your options. 👀
