I wish some of my clients knew these tips BEFORE starting a home search:

1. Determine what you can afford: Before you start looking for a home, it's important to understand your budget well. Look at your income, expenses, and any outstanding debts to get a sense what you can realistically afford.

2. Get pre-approved for a mortgage: A pre-approval from a lender will give you a better idea of how much you can afford to spend on a home. This can also make you a more attractive buyer to sellers.

3. Don't rush: Buying a home is a big investment, so don't rush into a decision. Take the time to find the right property that meets your needs and fits your budget.

4. Be prepared for unexpected expenses: Homeownership comes with a range of expenses beyond just the mortgage payment, so budget for things like property taxes, maintenance, and repairs.

There are a lot of great things about owning a home. Potential tax savings is one of them!

1. Claim the mortgage interest deduction: Homeowners can deduct the interest paid on their mortgage, which can significantly reduce their taxable income.

2. Take advantage of property tax deductions: Homeowners can also deduct property taxes paid on their homes.

3. Make energy-efficient home improvements: Homeowners who make certain energy-efficient improvements, such as installing solar panels or upgrading to energy-efficient windows, may qualify for tax credits.

4. Consider a home office deduction: Homeowners who use a portion of their home as a home office may be able to deduct a portion of their mortgage interest, property taxes, and other home expenses.
