Why Enforcing Rules and Regulations is important

When an association is formed, there are a set of documents created that write out the guidelines for the community known as a Master Deed and Bylaws or Deed Restrictions. Many communities will later adopt a simplified version of these called Rules and Regulations.

It is important to follow these as they set the standard for everyone in the community. You cannot let one resident get away with something and not the other. Board of Directors also cannot pick and choose which rules they want to enforce and which ones they don’t.

If you do not follow these guidelines for every resident, you lose the ability to govern the community which may also lead to distrust. As a Board Member it is also your duty to help enforce these rules as well as abide by them yourself.

If these rules are not enforced uniformly you add the risk of lawsuits and other legal actions against the association.
