TRUE STORY. If you can own your own biz, then you can buy a condo. But, first you've got to understand a few things!

*To qualify for a home loan, you have to be self-employed for at least two years.

Start preparing WAY earlier than you think. Keep track of everything you spend and earn. You'll need proper and accurate documentation when applying for a loan, so have a pro handle your taxes.

*Your lender will also look at your:
➕ Credit score
➕ Credit history
➕ Debt (debt-to-income ratio)
➕ Savings & Assets (down payment and closing costs)

Paying off your debt and/or growing your savings is one of the best ways to meet the (two-year) time requirement.

Q: But, what if it's just a side gig or a passion project?
A: If you qualify based on W-2 income and personal savings, the lender can ignore self-employment income.
