Housing: Buy now or wait? ๐คท๐ผ That question gets tossed around a lot, especially when interest rates and home prices are high during uncertain economic times....Kinda like now!
Here's what we do know.

Homeownership is a long term investment.
โ
Historically, home prices rise over time.
โ
As you pay your mortgage, you build equity.
Take a look at the attached charts.
Chart #1: According to the Fannie Mae Home Price Expectations Survey (HPES), home prices are expected to rise through at least 2029.
Chart #2: Based on the HPES projections, if you bought a typical $400,000 home in 2025, it could gain nearly $80,000 in value by 2030.
So, the question isnโt: should I wait? Itโs really: can I afford to buy now?

Yikes!!! ๐ฑ These tariff announcements are much worse than anyone was thinking and there's a lot of confusion out there! At the moment there is a huge flight to safety in U.S. Treasurys. This bond buying action is pushing yields down hard.
In fact, the 10yr Treasury yield is around 4.03% - the lowest levels we have seen since October 2024. See Chart #1. To be sure, this is spilling over into Mortgage Rates, so if you are in the market, you should be double-checking your rate, now.
Just over the last five trading sessions, yields have dropped nearly 40 bps or 0.40%. That's a big move. See Chart #2.
Tomorrow brings the U.S. Employment report, which will no doubt add more volatility. Is this THE turning point for interest rates? ๐คทโโ๏ธ๐ Too early to say, in my opinion. However, if we are slipping into a recession, then yes, rates will come down more. But don't forget who the president is. Things can change quickly...very quickly. Tread lightly.
