Your needs are the features you truly can't live without:

βοΈ Accessibility or one-level living
βοΈ Budget
Your wants are the things that would be great to have but aren't deal-breakers:

β¨ Large backyard

β¨ Pool or outdoor living space
As you tour homes, you'll quickly realize that finding one with 100% of your wish list is rare. Having your priorities clearly defined makes it easier to recognize the right home when you see it and helps prevent emotions from taking over your decision.
A little planning before you start searching can save you time, reduce stress, and make the entire home-buying process much more enjoyable.

Market Monday | A Milestone for Housing
The article below highlights the passage of one of the most significant federal housing bills in decades: a bipartisan effort aimed at increasing housing supply, expanding access to homeownership, and modernizing housing policy.
While the legislation won't solve affordability challenges overnight, it represents something the housing market has needed for years: a recognition that supply is at the heart of many of today's housing challenges.
Here in the Charlottesville region, we've experienced firsthand what happens when housing inventory fails to keep pace with demand. Limited supply has contributed to rising home prices, reduced affordability, and fewer opportunities for both first-time buyers and existing homeowners looking to make a move.
If policies like these are successful in encouraging more housing development over time, the long-term impact could be meaningful:
-More housing choices for buyers.
-A healthier pace of appreciation driven by fundamentals rather than scarcity.
-Greater mobility for homeowners who have been reluctant to move because of limited inventory.
The key takeaway is that housing affordability isn't driven by a single factor like mortgage rates or home prices. It's the result of a complex balance between supply, demand, financing, and local policy. Addressing one piece of that equation won't transform the market overnightβbut expanding housing supply is an important step in the right direction.
For those of us working in real estate every day, it's encouraging to see housing remain a national priority. The strongest housing markets are those that create opportunities for both today's homeowners and the next generation of buyers.

Tip Tuesday: The Truth About Online Home Estimates
It's easier to find a snapshot of a home's value today more than ever. There are multiple platforms that provide 'estimates' at the click of a button. I urge any homeowner or prospective buyer to be weary and to take these estimates with a grain of salt.
While these can be a beneficial starting point, there is much more that goes into the true value of a home. Online estimates usually rely on historical data but don't take the full picture into consideration. Working with a licensed real estate agent will help make sure that buyers don't overpay for a home or that sellers leave money on the table.

π Market Monday | Greater Charlottesville Housing Market
The latest housing data across Charlottesville and the surrounding counties tells the story of a market that's becoming healthier and more balanced.
We're continuing to see more homes come to market, giving buyers the luxury of choice which is something that was hard to find just a few years ago. With more inventory available, buyers are taking a little more time to make decisions, compare homes, and negotiate terms that better fit their needs.
But here's what's most interesting: despite homes spending a bit longer on the market, sellers are still achieving very close to their asking price.
What does that tell us?
It reinforces that buyers are willing to pay full market value for homes that are priced correctly and presented well. The days of "list it and it will sell" are behind us, but homes that are thoughtfully prepared and strategically marketed continue to perform exceptionally well.
Today's market isn't favoring buyers or sellers, it's rewarding good strategy.
If you're thinking about making a move, understanding your local market has never been more valuable.
