Of course, not every buyer is looking for a large vacation home.
Some prefer a low-maintenance condo.
Others want a luxury golf property or a waterfront home.
But it's often the value compared to many parts of the UK that first catches people's attention.
When people start their search, they're usually looking at photos.
Once they begin comparing what their budget buys on both sides of the Atlantic, that's often when things get interesting.

If you've been waiting for the Florida market to cool down before buying, this might be the opportunity you've been waiting for.
Orlando has recently been highlighted as one of the strongest buyer's markets in the United States.
What does that actually mean?
✔ More properties to choose from
✔ Less pressure to make rushed decisions
✔ Greater negotiating power
✔ More opportunities to secure concessions from sellers
The market hasn't crashed.
Good homes still sell.
But buyers generally have more leverage today than they did two or three years ago.
For anyone considering a vacation home, investment property or future relocation, it's a very different environment from the frenzy we saw after the pandemic.
The question isn't whether there are opportunities.
The question is knowing which opportunities are worth pursuing.

One of the biggest myths we heard at The US Property Show:
"You need to be a millionaire to own a home in Florida."
The reality is very different.
Many buyers are surprised to discover there are Florida properties available from under £200,000.
Others are shocked by what £400,000–£600,000 can buy compared to many parts of the UK.
Of course, the right property depends on your goals.
Some buyers prioritise rental income.
Some want family holidays.
Some are planning a future move.
But owning a Florida property is often much more achievable than people first assume.

One of the most common questions we were asked at The US Property Show:
"Can a Florida vacation home actually pay for itself?"
The honest answer is: sometimes.
The right property, in the right community, purchased at the right price can generate significant rental income.
The wrong property can struggle.
That's why community selection is often just as important as the home itself.
Location, amenities, HOA fees, management costs, owner usage restrictions and rental demand all matter.
If you're considering a Florida property, focus on the numbers first and the photos second.

One thing really stood out to us at The US Property Show this weekend.
People are still interested in the numbers.
Rental income.
Running costs.
Financing options.
Potential returns.
But more and more buyers are looking beyond that.
They're asking:
"Could we spend more time here each year?"
"Would this become our happy place?"
"Can we see ourselves escaping the UK winters?"
"Could this eventually become somewhere we spend several months of the year?"
The most interesting conversations weren't about buying an investment property or buying a vacation home.
They were about finding a property that could do both.
A place to enjoy Florida's sunshine, lifestyle and year-round outdoor living, while also generating income when they're not using it.
That balance between lifestyle and investment is something we're seeing more and more buyers looking for.

According to the latest Florida Realtors international report, British buyers accounted for 18% of international purchases in the Orlando market this year.
That’s a significant number when you consider how global the Florida market is.
What’s also interesting is that UK buyers continue to heavily favour single-family vacation homes over condos.
That lines up closely with what we’re seeing on the ground:

☀️ resort communities
☀️ private pools
☀️ flexibility for personal use + rental income
The “buy anything” mentality has definitely faded.
Buyers are becoming much more selective around:
