Didn’t even need the FLIR to find this one! If the window is going to be inaccessible due to installation of a shower surround, it’s best practice to remove the window, frame, insulate, and install proper finishes on the interior/exterior.

With the change in temperatures, don’t forget about your vacant homes. It’s a good idea to go check to make sure all the windows are shut and the thermostats are swapped over from cool to heat. We’ve been getting into some pretty cold houses here the last few days.

We’ve been getting a few calls about performing pre-listing inspections. I believe that pre-listing inspections present many advantages to a seller. These inspections can allow a seller to fix up the home before listing, disclose known conditions, and give buyers confidence before writing an offer. A pre-listing inspection can also eliminate the need for a second round of contingency negotiations and reduce the likelihood of a cancelled contract due to buyer's inspections.
Not all pre-listing inspections are created equal. We perform pre-listing inspections to the same thoroughness as a buyer inspection. Our pre-listing inspections includes a free followup inspection to verify repairs and create a revised report omitting previously documented defects, deficiencies and safety items. The revised report is a great document to include in the listing binder or send to prospective buyers.

Have you had your HVAC system tuned by an HVAC technician yet this year? Have you even turned your furnace on? If not, it’s time to start thinking about heating your home with the upcoming colder temps. I recommend contacting your favorite HVAC company and getting a technician out for a tuneup. They will make sure your furnace is in proper working order for the upcoming season, identify any possible problems or deficiencies, and minimize the likelihood of a failure midseason.
Also, don’t forget about those furnace filters! You should set a reminder to check your furnace filter monthly and change it as often as needed. Have furnace filters on hand so you don’t have to neglect any maintenance. Many issues people encounter in the middle of winter (and many issues we find during an inspection) stem from dirty furnace filters.
