One of the biggest fears sellers have, is that when a buyer gets their home inspected, something will be discovered that kills the sale. By having a pre-listing home inspection done before going on the market, you can get ahead of issues a buyer might find during an inspection, and reduce the likelihood that the sale will fall through.

Regardless of how long you’ve lived in your home or how old it is, there could be unknown issues that you are unaware of, and learning about them before you list could end up saving you thousands.

Having a pre-listing inspection done also gives you an opportunity to collect cost estimates for repairs, and determine whether or not you want to pay to have large repairs done proactively before listing, or lower the price.

Some other advantages to a pre-listing home inspection are:

✔️ Discover property conditions before a buyer walks through the door
✔️ Fix problems and display receipts showing what repairs have been made
✔️ Disclose any and all known defects with the home
✔️ Help prevent buyers from subtracting thousands for what may be a hundred dollars worth of repairs
✔️ Shop contractors to find the best price for repairs
✔️ Set your listing apart from the others
✔️ Demonstrate your motivation and strengthen your market position

Every year around this time, many homeowners wonder if they should keep their properties on the market or take them off, or if they haven't listed their homes yet if they should wait until after the holidays, or even the spring to put their homes on the market.

If you're wondering whether or not you should wait until the holidays are over to sell, I've outlined a few reasons why you should consider listing your home NOW, rather than waiting until next year:

• People that are looking at this time of year are usually serious buyers
• There is generally much less inventory during this time of year so you have less competition
• Homes are very cozy during the holidays
• There are always people relocating to the area
• Increasing interest rates could decrease buyer demand in 2023. With interest rates on the rise, homeownership is becoming less affordable. So it's likely that fewer buyers will be in the market for a home.
