“It’s Tip Tuesday! 🏠 Want to make your kitchen instantly look bigger without spending a dime? Clear off 80% of your countertops before a showing. Hide the small appliances and let that counter space shine! Which room are you tackling first this spring? 👇”
💡 Tip Tuesday: Small Changes, Massive Return!
When selling your home, buyers look at the space, not your stuff. You don't need a massive budget to make a luxury impression. In fact, some of the highest-return staging moves cost absolutely nothing.
Here are four simple, high-ROI staging tweaks to maximize your home's appeal before the photographers (or buyers) arrive:
1. The 80/20 Kitchen Counter Rule
Clear off 80% of what currently sits on your kitchen counters. Hide the toaster, the coffee maker, the dish soap, and the knife blocks. Leaving countertops mostly bare instantly makes the kitchen look larger, cleaner, and full of prep space.
2. Float Your Furniture
Tucking all your furniture flat against the walls actually makes a living room feel smaller and boxier. Try pulling your sofa and chairs a few inches away from the walls, or group them closer together around a focal point (like a fireplace or view). This "floating" technique creates a natural traffic flow and makes the room feel instantly more spacious and high-end.
3. Light Bulb Audit
Mixed lighting types can ruin property photos and open houses. Walk through your home and ensure every single bulb in a room has the same "color temperature." Ditch the harsh, clinical bright whites or dingy, mismatched yellow bulbs. Swap them out for a uniform, warm white bulb (around 2700K to 3000K) to give the entire home a cohesive, cozy, and inviting glow.
4. Depersonalize to Personalize
Buyers need to imagine their life in the house, which is tough to do when they are looking at yours. Pack away the family photo galleries, personalized kid name signs, and refrigerator magnets.
The Goal: Think "luxury Airbnb"—tasteful, warm, and clean, but neutral enough for anyone to project their own future onto the space.
