Marching into the Spring Market
Indiana continued a two-month streak of double-digit month-to-month growth in closed sales, pending sales and new listings in March, closing out a solid first quarter market.
Statewide sales bounded 21% ahead of February to a 6,208 statewide total in March; pending sales gained 13% to hit 7,172.
New listings grew 19% to 7,749; listings have outpaced 2023 each of the first three months of 2024 to finish the first quarter 5% higher than last year.
While closings were 8% below an unseasonably high sales total in March 2023 (when inventory was also plummeting as sellers began pulling back from the market), they are still well ahead of monthly expectations.
Continued growth in new listings helped overall inventory edge into positive year-over-year territory at 9,929 average daily listings through March (+9% versus 2023).
Monthly gains in listings, a more stable inventory trend and a solid March for pending sales suggest Indiana will avoid the sharp sales drop-off that dashed market momentum last April.
Even with days from listing to pending reflecting a slightly slower sales pace (18 days versus 16 last March), a more competitive homebuying climate still pushed the statewide median sale price to $250,000 in March, 6% above 2023 (and 96% of original list price).
