Before & After: Maximalism Vs. Minimalism & Which Style Sells.
It's conventional wisdom when preparing a home for sale to strip it of personality to make it as generic as possible to appeal to the masses.
Over the last 20 years, I've discovered the inverse is true, especially when designing & selling luxury homes.
Well... maybe buyers don't want your personality, but they do expect and get swayed by expertly crafted and immersive experiences.
As social media and cable tv have grown in reach and offerings people are inundated with stylized homes that have more in common with .
I recenely staged this triplex along the fabled Fitzroy Townhouses in West Chelsea.
The home had been on the market several times but never sold.
When these projects come my way, it becomes my mission to spend as much time as I can in the space to figure out why it did not sell and how to make it sell.
The word I wrote in my notes as I started planning was... exuberance.
As you enter the grand parlor with its orignal and restored moulding in tact and take in the expertly crafted rebuild by you feel uplifted.
Now here's the thing... the majority of square footage and all of the bedrooms are on two additonal levels that are at and below ground.
A situation not for everyone, but for the smart buyer there is an opportunity for more space, a full garden and when you have kids and pets the notion that NO ONE will ever complain about noise is life changing.
So I took that sense of exuberance and brought it into every room in, every hall, every bathroom and even down to the laundry room which once emptied felt clinical and cold... so a quick removable wallpaper from helped turn it into a little world of terrazzo walled wonder.
450 Weet 23rd is now officially sold and in the hands of its new owners. I'm excited to see what they do with this absolutely stunning home.

I was nominated as one of The Most Influential People in The Home Staging Industry and I'm honored and humbled.
I started as a creative hobby back in 2006 when I was a real estate agent.
Fixing up and decorating homes was something I had been doing my whole life for fun.
When I was growing up my friends would steal their dads pl***oy magazines and I would take my mothers Martha Stewart's Living and read them under the covers, hoping no one would find out.
Where I'm from little boys didn't aspire to be decorators. I'd have the sh*t kicked out of me if I ever told anyone what I really wanted to do with my life.
So I squashed my passion and spent almost 20 years masquerading as a real estate agent, but the whole time wanted to decorate and redesign homes.
Over the years the hobby grew and I went from doing a small refresh in a studio to taking on my first $10,000,000 West Village townhouse for another agent.
In 2017 things began to shift as more and more people who saw my work on my own projects asked me to do theirs.
I had been shaping a process and formula for over a decade and it came natural to start taking on other agents projects.
During the peak of the pandemic I was doing 50% real estate and 50% staging and like many others I had the time to think about what fulfills me in life mentally and emotionally.
And I made the decision to focus on staging as it wasn't just a job, it is my passion, it's what wakes me up every day and allows me to work in a manner that seems obsessive to some, but feels perfectly normal to me.
I feel incredible fortunate to have had the chance, later in life to fully assess what fulfills me and to pursue my passion as I want to.

Soaring To New (Brooklyn) Heights 🏡
3 years ago after 25 years of living in Manhattan I moved to Brooklyn Heights.
The move came in the middle of the pandemic as most people were fleeing Manhattan (and even Brooklyn).
My families move to Brooklyn Heights restored my love of living in NYC.
The lush tree lined meandering streets, the sound of birds chirping over the sound of horns blaring gave me a whole new outlook.
Brooklyn Heights became my refuge. Now several years in, that’s a sense I try to communicate by design when working on projects in the neighborhood.
The sense of calm and serentity was at the core of my design plan for this statuesque home originally buillt in the late 1800s. It retains charm and detail yet is thouroughly modernized.
My only regret about moving to Brooklyn Heights is that I didnt make the move sooner.

Hot Dogs & Hotels.
The Plaza Hotel, it’s a name known around the world and being asked to reimagine a rare duplex home with Central Park views was a dream come true for me.
I was incredibly intimidated walking into the building.
Clad in marble, history and money, I felt out of place, like in the 1st episode of Nanny as she walked into the Sheffield mansion.
I was anxious, but confident and I went to work on the project.
On Day one I saw three different hot dog carts in the park around the building.
My second job in high school was at on Hemstead Turnpike in Levittown, Long Island.
It was a powerful reminder of where I came from and how far I’ve gotten and just how much I have to prove that I can do this.
No formal design training, just a childhood devouring design magazines… and hot dogs. And then 19 years of real estate brokerage tinkering in clients homes to get them sold.
And I know I say this all the time, but this project is by far one of my all time favorite homes I’ve ever had the pleasure to work on with a little help from my friends at
