Thinking about selling during the holidays? 🎄🏡

I get this question a lot: “Should I list in November or December or wait until after the New Year?”

The short answer? It depends. But here are a few pros and cons to help you weigh your options in today’s Colorado market:

Pros of Selling During the Holidays
âś… Less competition: Fewer listings = more visibility for yours.
✅ Motivated buyers: Many are relocating for jobs, family, or lifestyle changes—and they’re serious.
âś… Cozy vibes: A warm, well-decorated home can feel extra inviting this time of year.
âś… End-of-year incentive: Some buyers are eager to close for tax reasons.

Cons of Selling During the Holidays
⚠️ Scheduling challenges: Showings can be trickier to coordinate with everyone’s holiday plans.
⚠️ Decor distractions: Keep décor simple and neutral so buyers can picture themselves in the space.
⚠️ Slower timelines: Holiday office closures can delay closings or paperwork.
⚠️ Lowball offers: Some buyers assume holiday sellers are in a rush to offload so, having a strong strategy is key.

Bottom line? If you're ready, there's no wrong time to sell just a smarter way to do it.

Let’s talk about your timing, the market in your zip code, and how to position your home for success this season.

đź‘€ Two listings can hit the Colorado market on the same day, in the same neighborhood, at the same price point and have completely different outcomes.

One gets scrolled past. The other?

It gets showings, offers, and momentum from the start.

So what’s the difference?

✨ Strategy. Not luck. Not timing. Not vibes.

đź’ˇ Homes that sit on the market are often:
→ Priced on emotion instead of local data
→ Photographed in a rush
→ Listed without a clear story or plan

🔥 Homes that stand out are:
→ Priced with precision
→ Prepped, staged, and dialed before day one
→ Marketed like a Colorado lifestyle feature and not just a bullet list of features

Selling is never just about putting your home online. It’s about making buyers feel something the second they see it.

8 seconds... That's the amount of time you have to make an impression on a potential buyer.

This is what I tell my clients to focus on to make sure they hit the mark from the get-go.

👉🏼 Get to work on curb appeal. At minimum, make sure your yard is free of debris and drooping tree limbs.

👉🏼 Declutter: Clutter can turn off buyers in seconds (I’ve seen it firsthand). Take a critical look at your space and clear countertops, tidy your closets, and remove personal mementos to help buyers envision themselves living there.

👉🏼 Stage your home
The final touch! One reason I typically recommend it? It’s been reported that professionally staged homes spend 73% less time on the market compared to homes that haven’t been staged. (Real Estate Staging Association)
