Buying a home is challenging...
Be patient
Have an upper limit of what you will spend
Have your loan pre-APPROVED not prequalified
Cash is king. You probably can't beat a cash offer with a loan.
Don't waive inspections, modify with health & Safety items.

Be aggressive with offers, but be smart.

Remember, this market will turn around someday. Do you really love that house you just bought? Could you sell that house you just bought? Will someone else overlook the "faults" in a buyer's market?

If you are going away, do NOT turn your heat off to save money. You might turn it down by 4°but that’s all. It doesn’t save you any money and you run the risk of broken pipes at this time of the year. Landlord tell your tenants!! It can be a costly mistake.
